A modern approach to probate valuations in London
Most London estates can be valued without an auction house attending the property. Inheritance tax is driven overwhelmingly by the property itself, together with savings and investments, rather than by ordinary household contents, so our HMRC-compliant online service is right for around 95% of estates and is normally completed within one to three working days.
London does produce more than its share of estates that need a closer look, whether that is furniture, silver, pictures or a collection built up over a lifetime. We have three valuers covering London and can usually arrange an in-person appointment within one to two weeks.
If you are not sure which service you need, call the office on 0330 088 4099 and we will help you decide.

Antiques and collectables commonly
found in London estates
Most probate estates contain familiar household possessions such as furniture, jewellery, watches, pictures, ceramics and silver.
London is a different proposition from any county. It did not specialise, it made everything, and for three centuries it set the standard the rest of the country worked to. That shows up in what we find in London houses.

How our probate valuation service in London works
Swift Values offers full probate valuations either way. Most estates are well-suited to our online service – but if your situation calls for a valuer on site, we do that too.

Recommended for specialist estates containing significant fine art, important antiques, major collections, museum-quality pieces or items likely to attract interest from international auction houses.

Probate valuations for solicitors and professional executors in London
Solicitors, professional executors and estate administrators across London instruct us regularly.
We can deal directly with executors, beneficiaries, estate agents or property managers to arrange access to the property, and we provide a written open-market valuation suitable for probate and HMRC purposes.
Higher-value items are set out individually in our reports and ordinary household contents are grouped appropriately, which keeps the cost down and avoids the delay of cataloguing low-value possessions one by one.

How to photograph your house for a probate valuation

You do not need professional photos or a home visit. In this short video our founder Mark explains exactly what to photograph, how to capture each room, and which details help our valuers identify anything that may need closer attention.
